How selling your land to me works

Four steps. Most sellers are done in two to three weeks, and you never pay a fee.

  1. You tell me where the land is

Send the address or the county and your phone number. It takes about a minute. You don't need the parcel number, a survey, or the deed in hand.

  2. I look up the lot and call you

I check what lots like yours have sold for nearby, the road, power and water, and anything owed on it. Then I call with a cash number and tell you how I got there. Usually within one business day.

  3. We sign a short contract

If the number works for you, I send a plain purchase agreement you can sign on your phone. You pick the closing date.

  4. A title company closes it and pays you

The title company checks the title, prepares the deed, and sends your money by wire or check. If you live out of state they mail the papers or send a notary to you.

What it costs you

Nothing. I pay the closing costs. There is no agent, so there is no commission. If you owe back taxes or there is a lien on the land, the title company pays it from the sale at closing. You don't have to catch up first.

What I buy

Vacant land anywhere in Arizona. Small lots and big acreage, with or without a road, with or without power. Inherited land and land you have never seen are both common. If I can't make an offer, I'll tell you that and tell you why.

Why a cash offer is lower than a listing price

I'd rather say this up front. A cash offer comes in lower than what you might get by listing with an agent and waiting for a buyer. Land can sit for a long time. What you get from me is a firm cash offer, no fees, and a date you choose. Some sellers want that and some would rather wait. Either answer is fine.
